UEM acquired enbloc office tower from UOA for RM173.25mil.

UOA Development Bhd sold an 18-storey office tower to UEM Group Bhd for RM173.25 million in cash.

The leasehold commercial tower is located within the Bangsar South enclave known as Tower 1, Avenue 7, Horizon Phase 2. This 18-storey office tower with a book value of RM130 million and will give a disposal gain of some RM32.07 million to UOA, representing 25% return on book value.

This Tower 1, Avenue 7, Horizon Phase 2 was transacted at RM173.25mil @ 750psf. Sale price of RM750psf is fair considering the three Horizon Phase 2 en bloc office sales done this year; the first one was sold to DKLS @ RM710psf and while Lembaga Tabung Haji took up two blocks at RM700psf. Additionally, this particular block is larger and taller than the 1st three blocks sold this year.

Land Acquisition by Magna Prima

Magna Prima Bhd acquired 36 subdivided leasehold lots measuring 76,757 sq ft, averagely 2100sf a plot for RM23.03 million, translated to RM300psf. Magna Prima has the intention to develop terraced retail offices on the said land. However, the group will determine the most appropriate action development by next year. Magna Prima is optimistic on the prospect of the proposed acquisition considering that the property is strategically and conveniently located where it will appeal to prospective buyers with the good accessibility to major highways.

Design : The facade looks very impressive and grand. Bigger sizes are designed to accommodate to the demand of rich group. Well equipped with facilities and 3-tier security system.
Price : The pricings at 1300 – 1500psf is considered as very high-end product. In just slightly less than three months and it achieved 50% sales indicates that the demand of high-end product is still overwhelming.
My Notes : When BRDB launched One Menerung in 2006, it was priced at RM600 per sq ft. The subsale units are now transacted at RM1,000 per sq to RM1,300 per sq ft. This shows there are a different group of people who actually willing to pay for the unique product in an affluent area and prime location. In addition, there are two 14,000 sq ft penthouses worth about RM22 million each and there are few potential buyers were looking at it.

Procedure to apply for Perumahan Rakyat 1Malaysia (PR1MA)

Eligibility
  • check eligibilty, if yes, proceed to register
  1. Applicants must be a Malaysian citizen.
  2. Applicants must be at least 21 years old at the time of the application.
  3. Open to Individuals or Families (husband and wife) with a monthly household income of between RM2,500.00 – RM7,500.00.  
  4. Open to who currently own no more than one property.
  5. Additional guidelines set-forth by states
  6. PR1MA homes will be allocated through an open balloting process. A 10-year moratorium will be imposed, during which time the property cannot be sold or transferred to another party without prior approval from PR1MA. PR1MA homes must be owner occupied.

Registration
  • Complete the registration process and receivean unique PR1MA registration number

Application
  • Application will be notofoed via email and sms when PR1MA of their choice is launched

Verification
  • Once application period is closed, all application will undergo verification and succesful application will be processed for balloting

Balloting
  • Verified applications will be selected via balloting process and will be audited

Announcement of successful ballots
  • Successful balloters will be listed on PR1MA website and will be contacted throuh email and SMS. Arrangement of financing should proceed here.

Home allocation

Perumahan Rakyat 1Malaysia (PR1MA) will be officially launched 7 December 2012

The online registration for 80,000 affordable homes to be built in 50 cities and towns under the Perumahan Rakyat 1Malaysia (PR1MA) will be officially launched in Penang on Saturday.

Qualified applicants will be able to take part in the balloting of the houses which will be built at the cost of about RM10bil over the next three years.

“People in Penang will be the first to register and benefit from the Government's affordable urban housing programme,” PR1MA Berhad's chief executive officer Datuk Mutalib Alias told a media briefing yesterday.

He said work on the 333ha PR1MA Seremban project was expected to begin early next year while parcels of urban land in Kuala Lumpur, Selangor, Penang, Johor, Malacca, Sabah and Sarawak had been identified for the project.

“PR1MA will develop 50,000 homes while the additional 30,000 would be built through collaboration with established private developers.

“We will provide affordable units to meet the needs of urban dwellers,” he said.

Mutalib said individuals and married couples with a monthly collective household income of between RM2,500 and RM7,500 a month were eligible to register for PR1MA homes.

Landed and high-rise properties are priced between RM100,000 and RM400,000.

He said PR1MA adopted a flexible definition of eligible household income so family members who qualified could also register individually.

Mega projects under Economic Transformation Programme (ETP)


  1. Among the mega projects announced were the development of PJ Sentral Garden City by Nusa Gapurna. This is a 40-acre site in Seksyen 52 with gross development value  (GDV) of RM11 billion.
  2. A RM1.58 billion investment to breed Arowana fish in Kedah and Perak, to be carried out jointly by Northern Corridor Implementation Authority, Jabatan Perikanan and a private company.
  3. Another big project in East Malaysia  is the development of a 300MW gas fired combined cycle power plant in Kimanis, Sabah, with investment of up to RM1 billion, by a joint venture (JV) between Petronas  Gas  Bhd  and Yayasan Sabah's  unit,  Innoprise Corporation Sdn Bhd.
  4. MMC Corporation Bhd's unit, Seaport Worldwide will develop RM1.02 billion Petrochemical and Maritime Industrial Centre in Tanjung Bin.
